How much information do you need in order to find me a lender?

The more information on the scenario the better as that will help us provide you the right lenders to choose from, however, for residential we just need location, loan amount, LTV and CLTV, occupancy status, fico score, purpose of the loan (ie: purchase), and type of documentation that can be provided by the borrower. For commercial scenarios we will need all of the same plus property type, and exit strategy.

What kind of scenario is appropriate to submit?

Any realistic scenario is good to submit. The market is constantly changing so something that could have been done yesterday might not be viable any longer today. Examples of property types for appropriate commercial scenarios would be gas stations, churches, restaurants, automotive, hotels, etc with reasonable LTV requests. For residential, there is still 100% LTV loans available however, it will depend on the situation.

What kind of scenario is not best to submit?

In today's market land over 50% -60% LTV would be an example of one not to submit. Anything with a residential component will be risky but if strong in the other components of the loan scenario it is worth the submission risk.

What can your services do for me that I can not do for myself?

Find you lenders and help close your loans. We have an experienced team and have relationships with many different lenders you would be unaware of. We also know what questions to ask to ensure that you are receiving a real lender. For example many brokers in commercial lending pretend to be lenders and if you have not had any experience with this yet then consider yourself lucky. Most co-brokering scenarios never make it to the closing table and when they do the borrower was unaware of the extra cost, therefore the closing is in jeopardy. Co–brokering (commercial only) when done well still costs your borrower more than he/she should have to pay and you as the main broker will lose control as you usually are not allowed to contact the lender direct? Wouldn't you rather have direct communication with the lender and save your borrower money at the same time?

Why should I just co- broker when that wont cost me anything?

We hear this question a lot. Co- Brokering a commercial loan (co- brokering residential is not legal) costs you more than you would think. Have you ever had a deal where you tried to co-broker and that broker said they knew more than you thought, so you went with them thinking it cost you nothing? Most co-broker situations cost you the loan closing itself as the communication is confusing between the end sources, the borrower has to pay more in the long run so they shop you and find someone that actually has direct lending access, or you have been deceived to think the co-broker is the lender. Do you still think Co-Brokering is free?

Are there any other fees involved then what you have listed?

No. For less than $2 a day you can start closing loans and building new relationships with lenders. For a little more you can have someone walk you through your first commercial deal so it is done right or just save you time when you can be getting more business or just kicking back and enjoying yourself.

Do you guarantee that all my loan scenarios will close?

NO. It would be unrealistic and dishonest to tell you they will. There are many reasons why loans do not close but if you can't get out of the gate to find out if your scenario is a good one, you won't close any. In commercial statistically 50% of loan scenarios that a broker has control over the borrower will close. The reason for this is usually seen in the beginning and will not make it through our front door. That is why we guarantee you that those type of scenarios do not count towards the five you pay for. In residential, closing ratios are much higher and you are more likely to close the loan if you have a legitimate borrower.

How is this different than the other Broker search databases on the market today?
